Prepare to Avoid Costly Pitfalls

Someone smart once said that those that don’t plan to succeed plan to fail. You don’t want that to happen to you when you sell your home. Preparation before you sell the house can pay off in bigger dividends for you. You may need to make repairs and you’re excited about the open house, but before all of that begins think about why you want to sell your house.

Maybe the reasons you want to sell your home are obvious. If that is the case and money or moving to another part of the country due to job relocation is the motivation, it is still best to carefully plan. Maybe, more so. Here are some of the reasons people sell their houses. The home is now too crowded. Some people feel the need to upgrade. That is a reason that should be carefully considered it can get you into a financial crisis. It could be a personal reason like breaking up. The neighborhood may have deteriorated because a factory or freeway was built nearby. Retirement and empty nest are common reasons to sell a home. Health problems like climbing stairs now to difficult could be involved. There are other reasons, but whatever the reasons think and plan your move.

Usually when people sell their home they are planning to buy another home. Jot down the neighborhoods you would like to reside in and go see what they look like now. What is close to them in terms of shopping, schools, doctors or whatever your priorities are? Visit open houses; check on pricing of newer and older homes. Consider the options.

When getting your home ready to sell, you’ll need to make the obvious repairs that are needed. Basically depersonalizing your home in preparation to sell it so the prospective buyer can see his or her own pictures, knickknacks in the house helps to sell it. Getting the clutter out of the house so the people looking at it get a better view of it a good impression goes a long way towards selling your home. Your bedroom closet and bathroom and kitchen cabinets should be clean and organized. Really organized like an obsessive personality. This helps to give a good impression of the home. It tells the potential buyer that you have taken good care of the house.

So what about the costly pitfalls? If you make more repairs that are needed to sell the house you can lose money. If you more into a house you can’t afford you could lose it. If your home you are selling doesn’t have adequate upkeep it won’t sell for what you need to get. If it is disorganized this give the potential buyer a bad impression and could cost you the sale. If you don’t really know why you want to sell, you may jump in feet first on a whim and not sell for the price you could get because you are too anxious and go off half-cocked.

When you are prepared and you home is for sale and you sell your house you’ll get a better price and you’ll know where you want to live next.
